Apartment maintenance and alteration work notification

APARTMENT MAINTENANCE AND ALTERATION WORK NOTIFICATION

The shareholders have the right to carry out such alteration work in the premises they possess that do not cause losses or harm the housing company, neighbours or buildings.

The housing company has the right to supervise the renovation work carried out by the shareholder and bring in an expert, if deemed necessary. The shareholder must bear in mind, however, that such supervision does not remove the liability of the shareholder or the service provider for the work carried out. The housing company has the right to charge the shareholder for any costs caused by supervision activities.

Shareholders may carry out the following work without having to submit a notification:

  • Wallpapering or painting of ceilings and walls
  • Replacing floor materials with new materials that correspond with the old materials

(e.g. replacing old vinyl floor covering with new vinyl floor covering)

The alteration work may only be started after the housing company has approved the alteration work notification.

All alteration work notifications are processed within one (1) month or within two (2) months during the holiday season.

INSTRUCTIONS FOR FILLING IN THE FORM

PLANNED MEASURE/MAINTENANCE AND ALTERATION WORK

E.g. replacing a jet mixer, renewing bathroom tiles and wet seals, changing the bathroom location, renewing and expanding bathroom surfaces, building a sauna in a walk-in wardrobe, replacing living room vinyl floor covering with parquet flooring, etc.

STRUCTURAL ENGINEERING WORK

E.g. removing bathroom floor and wall tiles, renewing waterproofing with XX water proofing system (see the attached plan). Extending moisture barrier to the floor and the walls. Waterproofing walls from floor to ceiling. Tiling of the floor and walls. Business IDs can be searched for at www.ytj.fi.

HPAC WORK

Details of work that might affect or will be targeted at the housing company’s heating, data transfer, water, drainage or ventilation systems must be included. E.g. moving a floor drain or water point location in the bathroom or renewing water and drain connections in the apartment.

ELECTRICAL INSTALLATION WORK

Details of work that might affect or will be targeted at the electrical system of the housing company’s building must be included. E.g. new sockets are added in the apartment, electric wiring is installed and the switchboard is replaced.

SUPERVISOR/FOREPERSON APPOINTED BY THE SHAREHOLDER

Details of the name and/or company and profession of the supervisor or foreperson appointed by the shareholder must be included. For work under the scope of a building licence, the details of the head planner and the foreperson in charge must be included. The shareholder must ensure that the supervisor and foreperson have the necessary experience and qualifications.

ESTIMATED START AND COMPLETION DATE

The shareholder’s estimate on the start and completion date must be included. Attached plans, drawings and explanations of working methods: The attachments must be named and attached to the notification.

WORK REQUIRING OFFICIAL AUTHORISATION

The shareholder shall bear the costs related to obtaining the required licences.

SUPERVISION

The shareholder shall bear the reasonable and necessary costs of assessment, processing and supervision activities that are caused by the shareholder’s notification and the supervision of work.

NOTE! The supervision carried out by the housing company does not transfer to the housing company the shareholder’s responsibility to comply with generally accepted construction methods and practices.
